What Adelaide agents actually check at an outgoing inspection

Bond disputes rarely turn on how clean the floor looks. They turn on a short list of items that get checked every time.

An outgoing inspection is not a general impression of tidiness. The property manager works through the entry condition report and compares each line against what is in front of them. That is why a house can look clean and still fail.

The items that come up most

  • Oven, griller and range hood filters — the single most common deduction
  • Shower screen and grout, where soap build-up is judged against the entry photos
  • Window tracks, sills and flyscreens, inside and out where they are reachable
  • Skirting boards, door frames and the tops of doors
  • Inside cupboards and drawers, including the ones nobody opened for a year
  • Light fittings, exhaust fans and air-conditioner filters
  • The garage floor, the letterbox and the bins

Carpets are handled separately. If the lease requires professional carpet cleaning, the agent wants a receipt, not a clean-looking carpet. The same applies to pest control where pets were kept.

Timing

Book the clean for after the last item leaves the house and before the final inspection, with at least a day between the two. That gap is what lets anything missed get fixed without a dispute. Through the end of the month and across December, most Adelaide leases turn over at once and that gap disappears — book about two weeks out.
