End of lease & bond cleaning
An agent-ready bond clean with a 7-day free re-clean commitment for cleaning items listed at the outgoing inspection.

An end of lease clean — a bond clean, vacate clean or exit clean, depending on who you ask — is the clean your property manager inspects before releasing your bond. It is judged against the condition report you signed when you moved in, not against a general idea of tidy, which is why it is the most detailed service we offer.
In South Australia the governing standard is the Residential Tenancies Act 1995 (SA): you must return the premises in a condition as close as practicable to the condition recorded at the start of the tenancy, fair wear and tear excepted. The practical consequence is that carpets, the oven, the exhaust fans, the window tracks and the wet areas get looked at closely, because those are the items that most commonly appear on a bond deduction.
We clean to the standard agents actually inspect against, and we back it: if your agent lists cleaning items at the outgoing inspection, tell us within 7 days and we return to re-clean those items at no charge. The property must be empty of your belongings and no new tenant may have moved in.

What's not included
We would rather be clear up front than have you disappointed on the day. These items sit outside the standard scope.
Included as standard
- Oven fully degreased inside — racks, trays, inner glass and seals
- Range hood filters degreased or replaced; hood interior cleaned
- Cooktop, knobs, splashback and grout degreased
- All cupboards and drawers cleaned inside, outside and on top
- Fridge cavity, dishwasher filter and seals cleaned
- Sink descaled, drain flushed, tapware polished
- Shower screen fully descaled — no film, no water marks
- Tiles and grout scrubbed; surface mould treated
Not included (ask us to add it)
- Repairs — patching holes, painting, replacing broken fittings
- Removal of your furniture or rubbish left on site
- Garden work, lawn mowing and weeding
- Pest control (check your lease and written agent instructions if pets were kept)
- Exterior window glass above ground level
- Anything unsafe to reach without scaffolding
Time & cost
How long it takes and what moves the price
Cleans are billed by the hour, so the honest answer to 'what will it cost' is 'it depends how long it takes'. Here is what that depends on.
Typical duration
- 1-bed unit
- 5–6 hours
- 2-bed, 1-bath
- 6–8 hours
- 3-bed, 2-bath house
- 8–10 hours
- 4-bed, 2-bath house
- 10–12 hours, usually a team
What moves the price
- Bedrooms and bathrooms — a second bathroom adds roughly an hour on its own.
- Whether carpet steam cleaning is included because your lease or written agent instructions require it.
- Furnished or unfurnished. An empty property cleans faster and inspects better.
- Condition at handover. Heavy grease, mould or pet hair adds hours.
- Whether a flea treatment is required because pets were kept at the property.

How to prepare
- Move everything out first. We cannot clean around boxes and furniture, and neither can your agent inspect around them.
- Have the power and water still connected — no hot water means no bond clean.
- Bring your entry condition report. It is the document the outgoing inspection is judged against.
- Book the clean for the day before your final inspection, not the same morning.
- Tell us if pets lived at the property so we can quote any required flea treatment.
Who books this
- Tenants vacating a rental and wanting the full bond returned
- Property managers preparing a vacant property for the next tenancy
- Owners handing over at settlement
- Anyone whose lease specifies a professional clean and a carpet-cleaning receipt
In Adelaide
End-of-lease cleaning in Adelaide
Bond cleans for Adelaide rentals, measured against your entry condition report and backed by a free re-clean if your agent lists cleaning items.
In South Australia the standard is set by the Residential Tenancies Act 1995 (SA): you must return the premises in a condition as close as practicable to the condition recorded at the start of the tenancy, fair wear and tear excepted. That is why the entry condition report matters more than any checklist — it is the document your outgoing inspection is actually judged against.
Practically, the items that generate SA bond deductions are consistent: the oven, the exhaust fans, shower screens, window tracks and flyscreens, inside the built-in wardrobes, and carpets without a steam-clean receipt. Those are the areas our vacate clean is built around.
Our commitment: if your agent lists cleaning items at the outgoing inspection, send us the report within 7 days and we return to re-clean those items at no charge. The property must have been empty when we cleaned it and no new tenant moved in.
What's different about Adelaide
- Most Adelaide leases turn over at the end of the month and around Christmas — book two weeks ahead, more in December, or you will be competing with every other vacating tenant in the metro area.
- Adelaide's hard water means shower screens in older rentals often carry years of mineral scale. It comes off, but it needs dwell time, which is why bond cleans are quoted in hours rather than as a flat rate.
- If pets were kept at the property, many SA leases require a flea treatment as well as the clean. Tell us at booking so it is quoted rather than discovered.
Prepare for handover
The inspection starts at the edges, tracks and empty cupboards
An exit clean is checked differently from a normal house clean. Empty rooms reveal missed detail, so access, utilities and the agent's checklist need to be ready first.

Inspection detail
Window tracks, frames and the marks visible in an empty room
Use the room checklist to identify the detail work that becomes obvious once furniture is gone.
Check entry and hallway tasks
Before the cleaner arrives
Empty cupboards, working utilities and clear access
The job moves faster when belongings are out, power and hot water remain on, and every key is available.

These high-visibility details are included in the exit scope because they are easy to miss during an ordinary house clean.

End of lease & bond cleaning FAQs
The questions customers ask most before booking this service.
Do you guarantee my bond back?+
We guarantee our cleaning, not your agent's decision — no honest cleaner can promise the latter, because bond deductions also cover damage, unpaid rent and gardens. What we guarantee is this: if cleaning items are listed at your outgoing inspection, tell us within 7 days and we return and re-clean them free.
Is carpet steam cleaning included?+
It is quoted as a line item because not every property has carpet. Check your lease and written agent instructions, as requirements depend on your agreement and circumstances. When professional steam cleaning is required, we use licensed operators and the receipt is issued in your name.
Does the property need to be empty?+
Yes. Furniture and boxes hide exactly the surfaces the inspection checks, and our re-clean guarantee only applies to a property that was empty when we cleaned it.
What if my agent still finds something?+
Send us the inspection report within 7 days. We book the re-clean for the listed cleaning items at no charge, usually within 48 hours. Items outside cleaning — damage, repairs, gardens — are not something a clean can fix.
How far ahead should I book?+
Two weeks if you can, and more at the end of the month and around Christmas, when almost every lease in Adelaide turns over at once.
Do you clean the walls?+
We spot-clean marks, scuffs and handprints, which is what a condition report expects. Full wall washing is a separate add-on, and painted-over damage is a repair rather than a clean.
What is fair wear and tear?+
Deterioration that happens through ordinary use over time — faded paint, minor carpet flattening in walkways, small scuffs. Under the Residential Tenancies Act 1995 (SA) you are not liable for it. You are liable for dirt, grease and damage, which is exactly the gap a bond clean closes.
Will this get my bond back?+
It removes cleaning as a reason to withhold it, which is the part a cleaner controls. Bond can also be withheld for damage, unpaid rent or gardens. If cleaning items appear on your outgoing inspection, tell us within 7 days and we re-clean them free.
Is carpet steam cleaning required in South Australia?+
Requirements depend on your lease, the property's condition and any written agent instructions. Check those documents before adding steam cleaning. When it is required, we use licensed operators and the receipt is issued in your name.
Does the property need to be empty?+
Yes, and the power and water must still be connected — no hot water means no bond clean. Furniture and boxes cover exactly the surfaces the inspection checks, and our re-clean guarantee only applies where the property was empty.
When should I book relative to the final inspection?+
The day before, not the same morning. It leaves room if the job runs long and gives you time to walk through the property yourself before the agent does.
What counts as fair wear and tear in SA?+
Deterioration from ordinary use — faded paint, minor carpet flattening in walkways, small scuffs. You are not liable for it. You are liable for dirt, grease and damage, which is the gap a bond clean closes.
