Carpet cleaning for end of lease
Check your lease and the entry condition report. In South Australia, the Residential Tenancies Act 1995 s 69 sets the tenant's obligations on cleanliness and condition at the end of a tenancy; Consumer and Business Services handles disputes. Ask us for a receipt if your agent wants one. Add carpet cleaning to your end of lease booking. The end-of-lease page does not use carpet in its title.
Hot water extraction (steam cleaning)
A pre-treatment is sprayed on and worked in, then a machine injects hot water with detergent into the pile and immediately vacuums it back out with the loosened soil. Best for periodic deep cleans, heavily soiled traffic lanes and end of lease. It is the wettest method: over-wetting lengthens drying and can discolour the pile, so it needs good airflow. Drying takes longest of the five methods. Suitable for wool with controlled moisture and wool-safe products.
Very low moisture (VLM) encapsulation
A low-moisture cleaning solution is applied and agitated; as it dries, it surrounds (encapsulates) soil in brittle crystals that are vacuumed up afterwards. Best for regular maintenance, lightly to moderately soiled carpet, and rooms needed back quickly. It is mainly surface and interim cleaning — heavy soil may still need extraction. Drying is fast. The carpet must be vacuumed after drying.
Absorbent compound (dry powder) cleaning
A damp, absorbent powder carrying cleaning agents is brushed into the pile, absorbs loosened soil, and is vacuumed out. Best for moisture-sensitive carpets and quick turnarounds. Powder residue must be thoroughly vacuumed. Less effective on heavy, oily soil. Little or no drying time.
Bonnet cleaning
A rotary machine spins an absorbent pad over pre-sprayed carpet, lifting soil from the top of the fibres into the pad. Best for surface appearance on low, dense pile. Surface only. Drying is quick. We avoid brushes or beaters on long-pile or coarse loop-pile wool.
Carpet shampooing
A foaming detergent is worked into the carpet with a rotary brush, then the soil-laden foam is removed by wet vacuuming. Best for heavily soiled, durable carpets. Can leave sticky residue that attracts soil if not rinsed or extracted properly. Drying is slower than low-moisture methods.
Stains, pets and wool carpets
We pre-treat pet stains and will tell you honestly what is likely to come out. Urine that has soaked into the underlay may not be fully removable by surface cleaning. We can clean wool carpets using controlled moisture and wool-safe products. Permanent dyes, bleach marks, burns and old set-in stains may be permanent; we'll tell you before we start. We do not guarantee stain removal or drying time.
Frequently asked questions
How much does carpet steam cleaning cost?
From $50 per room. That is the published minimum for a standard room. Large rooms, hallways, stairs and stain treatment are quoted before we start.
How long does carpet take to dry?
It depends on the method and airflow. Low-moisture methods are fastest; hot water extraction takes longest. Open windows or run air-con to help. We do not publish a guaranteed drying time.
Can you remove pet stains and odours?
We pre-treat pet stains and will tell you honestly what is likely to come out. Urine that has soaked into the underlay may not be fully removable by surface cleaning.
Can you clean wool carpets?
Yes, using controlled moisture and wool-safe products.
Will every stain come out?
Not always. Permanent dyes, bleach marks, burns and old set-in stains may be permanent; we'll tell you before we start. We do not guarantee stain removal.
Do I need professional carpet cleaning for my bond?
Check your lease and entry report. We can clean to the agent's checklist and give you a receipt if you ask. We can't give legal advice. See end of lease cleaning.
Is carpet cleaning done by your team?
Yes. Our own team does the work in-house — not a partner.
