A cleaning contract is a written answer to three questions: what gets done every visit, what rotates and how often, and what happens when the standard slips. Most disputes we are asked to take over come from sites where only the first was ever agreed, so the high dusting, the internal glass and the floor detail quietly stopped happening and nobody could point to a document.

We scope a contract on site rather than from a floor plan. Area by area, we write down the per-visit work and the periodic work with its interval, then price it as a schedule you can hold us to. Adding or removing an area later changes the schedule and the price, in writing, rather than being absorbed silently.

Contracts run month to month. Either side can change frequency, add a site or stop with reasonable notice. Invoicing is monthly in arrears with GST and our ABN, and public liability certificates of currency are issued on request for your building or strata manager.

What's different about Adelaide

  • Adelaide CBD landlords and strata managers generally require an after-hours induction, a swipe card and a current certificate of currency before a contract cleaner can attend — start that paperwork a week before the first visit.
  • Sites in the northern and western industrial corridors carry more airborne dust, so a contract there usually needs floors and horizontal surfaces on a shorter interval than the same tenancy in the CBD.
  • Multi-tenancy buildings often run their own base-building contract for common areas. We scope only your tenancy so you are not paying twice for the lobby and lifts.

Is there a minimum contract term?+

No. Cleaning contracts run month to month. Either side can change the frequency or end the arrangement with reasonable notice — the written scope exists to define the standard, not to lock you in.

How is a cleaning contract priced?+

From a site walk-through, on the hours the agreed scope actually takes, at a GST-inclusive rate. After-hours and weekend work carries a loading, which is shown on the quote rather than buried in the rate.

What happens if a visit falls short of the scope?+

Tell us within 48 hours with photos and we return to redo those areas at no charge. Because the scope is written per area, there is a document to check the complaint against instead of an argument about what was implied.

Can one contract cover several Adelaide sites?+

Yes. Each site gets its own scope and rotation, and invoices are itemised per site so you can see where the spend goes.

Do you take over an existing contract mid-term?+
