Office & commercial cleaning
Light commercial cleaning for small offices and studios — recurring or one-off, invoiced with GST.

Light commercial cleaning for small offices, studios, clinics, salons and shopfronts — typically under 400 square metres. Work runs before opening, after close, or on a weekend, so nothing interrupts trading, and the same cleaner attends each visit so your access and security arrangements stay with one person.
The scope is built around what an office actually needs daily versus periodically: bins, kitchens, bathrooms and floors every visit; internal glass, dusting at height and detail work on a rotating schedule. We set that rotation with you at the start rather than leaving it to chance.
Every commercial booking is invoiced with GST and an ABN. Cleaning may be a deductible business expense depending on your circumstances; confirm the tax treatment with your adviser or current ATO guidance. Public liability insurance certificates are available for your building manager on request.

The boundary
What's not included
We would rather be clear up front than have you disappointed on the day. These items sit outside the standard scope.
Included as standard

- Phones, keyboards and shared touchpoints sanitised
- Bins emptied and relined; recycling separated
- Chairs, ledges and sills dusted
- Carpets vacuumed; hard floors vacuumed and mopped
- Benches, sink and tapware cleaned and dried
- Microwave cleaned inside and out; fridge exterior wiped
- Dishwasher stacked or emptied as agreed
Not included (ask us to add it)
- IT equipment — we do not clean screens, cabling or server rooms unless briefed
- Confidential document handling or shredding
- Exterior window glass above ground level
- Carpet steam cleaning and hard-floor stripping or sealing (quoted separately)
- Medical-grade or clinical infection-control cleaning
- Waste removal beyond your building's bins
Time & cost
How long it takes and what moves the price
Cleans are billed by the hour, so the honest answer to 'what will it cost' is 'it depends how long it takes'. Here is what that depends on.
Typical duration
- Studio or small suite (under 100 m²)
- 1.5–2 hours
- Small office (100–200 m²)
- 2–3 hours
- Office (200–400 m²)
- 3–4 hours
- Periodic detail visit
- Quoted per site
What moves the price
- Floor area and the number of bathrooms and kitchens.
- Visit frequency — five nights a week costs less per visit than once a week.
- Timing. Work outside standard hours or on Sundays and public holidays is loaded.
- Whether you supply consumables or we do.
- Access requirements — building inductions, security escorts and swipe-card procedures.

Office cleaning in Adelaide
Recurring cleaning for Adelaide offices, studios and professional suites — scheduled around your hours, invoiced with GST.
Offices are cleaned around people rather than around dirt. The measurable things — bins, kitchen, bathrooms, floors — happen every visit, because those are what staff notice daily. Desk surfaces, glass partitions, high dusting and skirting boards run on a rotation, because doing them nightly is paying for work nobody sees.
We do not touch screens, cabling or anything in a server room unless you specifically brief it, and cleaners do not move or sort paperwork. If your practice handles confidential files, say so at the start and we will set the desk policy to wipe-around-only.
Frequency is the main cost lever. Five nights a week costs less per visit than once weekly, because the property never gets far from baseline.
What's different about Adelaide
- Most Adelaide CBD towers require a contractor induction and after-hours swipe access before the first visit. We handle the paperwork; just allow lead time.
- Suburban office parks at Mile End, Kent Town and Mawson Lakes usually have easier access and no dock booking, which makes early-morning slots simpler than in the CBD.
- Adelaide's dry summers push dust through open-plan tenancies faster than the winter months — worth lifting floor frequency between December and March rather than running one schedule all year.

Office & commercial cleaning FAQs
The questions customers ask most before booking this service.
Can you clean outside business hours?+
Yes, and most clients prefer it. Early morning, after close and weekend slots are all available; hours outside the standard span are loaded, and we will show that clearly on the quote.
Do you invoice with GST?+
Yes — every commercial booking is invoiced with GST and our ABN, itemised for your bookkeeping.
Can you provide an insurance certificate for our building manager?+
Yes. Public liability certificates of currency are available on request, which most commercial landlords and strata managers require before issuing after-hours access.
Do we get the same cleaner each visit?+
Yes. For commercial sites this matters more than in homes, because access, alarm codes and site quirks stay with one vetted person rather than circulating through a roster.
Can you do periodic work like carpets and hard floors?+
Carpet steam cleaning, hard-floor strip-and-seal and high-level window work are quoted separately per site and scheduled around your trading hours.
Is there a minimum contract?+
No lock-in. Recurring commercial schedules run month to month, and either side can change the frequency or stop with reasonable notice.
How many staff before we need nightly cleaning?+
Roughly twenty is the point where weekly stops holding, mostly because of the kitchen and bathrooms rather than the desks. Under ten, once or twice a week is usually plenty.
Do you supply consumables?+
Either way. Most clients buy their own in bulk and we restock from the cupboard, which is cheaper than us supplying and on-charging.
Will the same cleaner attend?+
Yes. For commercial sites the access and alarm arrangements stay with one vetted person rather than circulating through a roster.
Can you work around confidential material?+
Yes. Cleaners never move, read or sort paperwork. If you need a strict wipe-around-only desk policy, we set that at the start.
